Our fees

Schedule of maximum agency fees including VAT – effective from 1 October 2026

All fees are quoted inclusive of VAT (current rate: 20%) unless otherwise stated. The official fee schedule (PDF, in French) is reproduced below.

Property sales

Sales up to €50,000: flat fee of €5,000 including VAT
From €50,001 to €100,000: a maximum of 8% of the sale price, including VAT
From €100,001 to €300,000: a maximum of 7% of the sale price, including VAT
From €300,001 to €1,000,000: a maximum of 6% of the sale price, including VAT
Over €1,000,000: a maximum of 5.5% of the sale price, including VAT
Land: a maximum of 10% of the sale price, including VAT
Confidential sale, not publicly advertised: a maximum of 10% of the sale price, including VAT

Fees are payable by the seller or the buyer, as set out in the signed mandate.

Sale of a business and assignment of a commercial lease

Transfers up to €80,000: flat fee of €8,000 including VAT
Transfers over €80,000: 10% excluding VAT, i.e. 12% including VAT, of the transfer price

Fees are payable by the seller or the buyer, as set out in the signed mandate.

Residential lettings (Alur law)

Viewings, preparation of the tenant's file and drafting of the tenancy agreement: €10 including VAT per m² of living area, payable by each of the tenant and the landlord
Check-in inventory: €3 including VAT per m² of living area, payable by each of the tenant and the landlord

This amounts to €13 including VAT per m² of living area for the tenant and €13 including VAT per m² for the landlord.

Other lettings

Ordinary-law lease (bail de droit commun), payable by the tenant: 10% of the annual rent, including VAT
Commercial leases, payable by the tenant: 10% excluding VAT, i.e. 12% including VAT, of the annual rent

Letting fees include advertising, viewings, preparation of the technical letting file and preparation of the tenant's file.

Property management

Day-to-day management fees, payable by the landlord: 8.40% including VAT (i.e. 7% excluding VAT) of the rent and service charges collected

Transactions: the agency does not hold client funds. Property management: financial guarantee of €200,000 and professional indemnity insurance with QBE Europe SA/NV, Tour CBX, 1 passerelle des Reflets, 92400 Courbevoie, France.
