Cap-d'Ail, on the border with Monaco
A coastal town in the Alpes-Maritimes, Cap-d'Ail lies on the Mediterranean at the western edge of Monaco: its marina adjoins the Monegasque district of Fontvieille. Its neighbours are Èze to the west and La Turbie to the north. Once La Turbie's coastal strip, known as ‘La Turbie-sur-Mer’, it became a municipality in its own right on 30 December 1908, four years after Beausoleil.
Belle Époque villas, the coastal path and getting there
The Lumière brothers, Sacha Guitry and Greta Garbo all stayed here, and Winston Churchill was its honorary mayor. Its Belle Époque villas, including the Villa Les Camélias, now a museum, and the Château des Terrasses, bear witness to this past. The coastal path links Mala beach to Marquet beach over 3.6 km. The town is crossed by the Basse Corniche (RD 6098) and the Moyenne Corniche (RD 6007), and its railway station, on the Marseille–Ventimiglia line, is served by TER regional trains.

Good to know before selling in Cap-d'Ail
Cap-d'Ail is located in seismic zone 4 (medium). Géorisques lists flooding (flash floods, coastal flooding), ground movement (rockfalls, landslides, coastline and cliff retreat, former underground quarries), wildfire, the transport of hazardous goods and also the risk of dam failure. The risk disclosure statement, which must be less than six months old, has to be given to the buyer at the first viewing. If the property lies in an area subject to mandatory vegetation clearance, the statement must also include an information sheet on those obligations.
Before your listing goes live (official sites in French):
- check the risks at your address on Géorisques;
- order the diagnostic reports required for your home;
- compare your property with the sales recorded in the official DVF database;
- look up the zoning of your land on the Géoportail de l'urbanisme.
