Menton, between Monaco and Italy

The easternmost French town on the Côte d’Azur, Menton lies on the French–Italian border. Set in a bay between Cap-Martin and the Mortola headland, backed by the foothills of the Alps, it enjoys a microclimate with mild winters. Its districts stretch along the seafront, from Carnolès to Garavan, and up into the Borrigo hills. The railway station, on the Marseille–Ventimiglia line, and the A8 motorway (junction 59) connect it with Monaco, Nice and Italy.

A heritage shaped by Monaco

Ruled by the Princes of Monaco from 1346 to 1848 and part of France since 1861, Menton still bears the mark of that past: the Bastion, a 17th-century fort on the harbour; the Palais Carnolès, once the princes’ summer residence; and the old town, with its colourful façades and the Basilica of Saint-Michel. Designated a Town of Art and History in 1991, Menton is also known for its Lemon Festival and its gardens, such as the Val Rahmeh and the Serre de la Madone.

Good to know before selling in Menton

Menton sits in seismic zone 4 (medium). On top of flash floods and coastal flooding, Géorisques lists surface run-off and mudflows for the town, together with ground movement (rockfalls, landslides, coastline and cliff retreat, former quarries, differential settlement), wildfire and the transport of hazardous goods. Radon potential there is low (zone 1). Sellers can complete the risk disclosure statement themselves using an online service; it is handed to the buyer at the first viewing, then annexed to the preliminary contract or deed of sale.

Before listing (official sites in French):

  • check the risks at your address on Géorisques;
  • have the mandatory diagnostic reports carried out and grouped in the technical diagnostic file;
  • look at completed sales, visible in the official DVF database;
  • review the planning document that applies to your plot on the Géoportail de l'urbanisme.
